A mortgage valuation is a brief report prepared for lending institutions (Banks/Building Societies). It looks at the value of the property to check whether it is suitable for a mortgage – that is to say, it is worth the money they are going to lend you for it. Whilst you may receive a copy of the report from the lender, it will not specify any defects the property has.
Accordingly, you should never rely upon a mortgage valuation to make a purchase decision.
